NC vs SC: the true monthly cost of a new home
Fort Mill or Charlotte? Indian Land or Waxhaw? The mortgage is the same on either side of the state line. Property tax, HOA dues, insurance and your commute aren't. Pick two areas and see the real difference.

Principal and interest assume a 30-year fixed loan. Mortgage insurance isn't included. Commute is driving cost only (gas, wear, depreciation at the per-mile rate), not your time. The difference column is the second area minus the first.
Effective property tax for an owner-occupied home
North Carolina taxes homes at 100% of value at the county and city rate. South Carolina taxes an owner-occupied home on 4% of its value and exempts it from school operating millage, but the remaining millage is high, so the result depends a lot on town limits. Figures are for the 2026 tax year where adopted; some town rates are from budget proposals or news reports.

NC vs SC costs, answered
Are property taxes lower in South Carolina than in Charlotte?
Sometimes. South Carolina taxes an owner-occupied home on 4% of its value, but local millage is high. Inside Fort Mill or York city limits, the effective rate on a new home (about 0.95% and 1.08%) is higher than Charlotte's 0.79%. Outside town limits and in Indian Land, it's lower, about 0.55% to 0.71%.
How do I get South Carolina's 4% owner-occupied rate?
File a legal-residence (primary residence) application with the county assessor after you close and move in. Until it's approved, the home is taxed at the 6% rate and also pays school operating millage, which can be several times higher. I remind every SC buyer to file it right away.
Does South Carolina tax cars?
Yes, every year, and it's one of the biggest NC vs SC differences. SC taxes vehicles at 6% of value times the local millage, with no owner-occupied break. A $30,000 car costs roughly $1,050 a year in Fort Mill town limits versus about $235 in Charlotte.
Is South Carolina income tax lower than North Carolina's?
Not necessarily in 2026. NC has a flat 3.99% rate. SC's 2026 rates are 1.99% up to $30,000 and 5.21% above that, with a new deduction that shrinks as income rises. For a married couple earning $150,000, SC comes out a few hundred dollars higher. Ask a tax professional about your situation.
Why does a new home in South Carolina get taxed at the full price?
SC values new construction at its sale price, then caps increases at 15% every five-year reassessment until the home sells. In Mecklenburg, Iredell, Gaston and Lincoln counties, NC tax values were last set in 2023, so a new home's assessed value may start a little below the price until the 2027 revaluation.
