What a "from" price really means
It's the starting point
The smallest plan, on a standard lot, with base finishes. A bigger plan, a premium lot or upgrades can push the price past $350K, so ask for the price of the exact home you want.
Many are townhomes
Inside Charlotte, most new homes under $350K are townhomes. They're a solid way into a brand-new home, but add the HOA to your monthly budget and ask what it covers.
Payments add up
Principal and interest is only part of it. Taxes, insurance, mortgage insurance and HOA dues come on top, and taxes vary a lot by county and town. Run your numbers.
How much new home $350K buys, by county
$350,000 divided by each county's average new-home price per square foot. It's a rough guide, since every plan and lot is different, but the pattern is clear: Gaston, Iredell and York give you the most space, and Mecklenburg the least.

Buying new construction under $350K
1. Look at quick move-in homes first
Builders often put their biggest incentives, like rate buydowns or closing-cost help, on homes that are finished or nearly finished. You also skip months of rent while a home is built.
2. Get the full price in writing
Ask for the exact plan, the exact lot and the options you want. A premium lot or a different elevation can add thousands.
3. Budget for the HOA
Especially with townhomes. Some HOAs cover the exterior and the yard and some don't, so ask what's included.
4. Confirm schools with the district
Check the assignment with the school district, not the sales office. This matters most with South Carolina mailing addresses that cross county lines.
5. Bring your own agent on the first visit
Many builders won't let you add an agent later. In most cases the builder pays my fee, and at this price every dollar you negotiate matters.
