What to know before you buy
Denver sits along NC 16 between Lake Norman and Lincolnton. NC 16 runs south to I-485 and into Charlotte, and NC 73 crosses the lake east to Huntersville and I-77. Off-peak, Uptown is about 35-40 minutes away; NC 16 can back up at rush hour.
Because Denver is not an incorporated town, there is no town government or town property tax. Homeowners pay Lincoln County's rate plus a fire district rate. For 2025-26 that is 49.9 cents plus 10.6 cents for the Denver fire district, about 61 cents per $100 of value, which is lower than most towns on the Mecklenburg side of the lake.
Most new communities here are single-family. KB Home's Bella Vista starts in the $340s and $360s, D.R. Horton's Sylvan Creek in the $450s, and Eastwood's Rock Creek in the $520s. Greybrook builds semi-custom homes from the $600s, and its lakefront Eastwind Cove starts around $750k. HOA dues in the communities we checked ran from about $25 to $125 a month.
A few lake-area communities just north of Denver in Sherrills Ford, in Catawba County, are often shopped alongside Denver. Taxes and schools there follow Catawba County, not Lincoln County, so compare those details community by community.
