What to know before you buy

Where you buy in Charlotte shapes your commute more than anything else. Townhome communities in the West End and west Charlotte are 10–15 minutes from Uptown. University City, north Charlotte and east Charlotte are usually 20–25 minutes away by I-85, I-77 or Independence Boulevard, and the LYNX Blue Line serves the University area. Ballantyne and Steele Creek are 25–35 minutes off-peak, and I-485 connects all of these areas.

Most of the new homes inside city limits are townhomes, many priced between the high $200s and mid $400s, especially in the northeast, east and west. Single-family options are concentrated in Steele Creek and the River District, in north Charlotte near Griffith Lakes, and in east Charlotte. In Ballantyne, new construction is mostly townhomes priced from the $540s to the $680s, and a smaller townhome community in the Cotswold area starts in the $340s.

For 2025–26, the combined Mecklenburg County and City of Charlotte property tax rate was 76.68 cents per $100 of assessed value. The city raised its rate by 1.89 cents for 2026–27, bringing the combined rate to about 78.57 cents. HOA dues in the communities we checked ran from about $160 to $350 a month. Many townhome HOAs cover exterior maintenance, lawn care and trash, and some include water.

Inventory is high right now. Several builders list 10 or more quick move-in homes in a single community, and many show recent price reductions or financing offers. Compare the final price after incentives, not just the base price, and check what the HOA covers before comparing monthly costs.
