What to know before you buy

Huntersville is one of the closest Lake Norman-area towns to Uptown Charlotte. I-77 runs through the middle of town and I-485 crosses its southern edge, so most new communities are 10 minutes or less from an interstate on-ramp. Off-peak, Uptown is about 20-25 minutes away; the I-77 express lanes help at rush hour.

Day to day, you have Birkdale Village and Northcross for shopping and dining, Lake Norman to the west, and Latta Nature Preserve on Mountain Island Lake for trails and paddling. Many of the newer communities are on the north and east sides of town, along Mayes Road, Gilead Road, and NC 73, where you'll find larger homesites and newer amenity centers.

Expect higher prices than in towns farther out. Most new single-family communities start between the high $400s and $800s, and townhomes start in the $430s. For 2025-26 the combined county and town property tax rate is about 72 cents per $100 of value. HOA dues in the communities we checked ran from about $90 to $260 a month. Builder incentives and price reductions on quick move-in homes are common right now, so compare the bottom-line price, not just the base price.
